How does the free trial work?+

Every new scheme gets 30 days with the entire product unlocked — no credit card to start. Set up your lots, issue a levy run, reconcile a statement; it all stays in your account. Near the end we'll remind you to pick the plan that matches your lot count, or you can export your data and walk away.

Is there a free plan?+

No. We'd rather put everything into one great product and a genuinely useful trial than hold features back behind a free tier. Plans start at $29/month for schemes up to 5 lots.

Which plan do I need?+

Plans are set by your scheme's lot count, not the number of users. A 4-lot block is on Starter whether 2 owners or 8 owners sign in. Drag the slider above to find yours.

What's the difference between the plans?+

Only size. Every plan has the identical feature set — meetings, voting, levies, payment tracking, expenses, year-end statements, tickets and documents. Larger schemes pay more in total but less per lot.

Do you hold our money or collect levies for us?+

No — and that's deliberate. Your levies and funds stay in the owners corporation's own bank account. StrataSphera does the calculations, records and paperwork; you stay in control of the money. Upload a bank export and we reconcile it against what's owed.

How does this compare to a strata manager?+

Professional management typically runs $2,000–$15,000+ a year. For a self-managed scheme, StrataSphera gives your committee the tools to run everything yourselves from $29/month — keeping that fee in your own funds.

Can I use StrataSphera if I already have a strata manager?+

Yes — plenty of committees do. Keep your manager for the trust accounting and levies, and use StrataSphera as your committee's own space to run meetings, track maintenance and decisions, store documents, and make sense of the reports your manager sends. Less back-and-forth (and fewer billable requests), and a treasurer who isn't holding it all in their head.

Will this replace my strata manager?+

Only if you want it to. For self-managed schemes it does the lot — meetings, levies, payments, year-end statements. For schemes that keep a manager, it sits alongside them as the committee's operating layer. You decide how much you run yourselves.

Can I change plans as my scheme changes?+

Yes. Move between bands anytime; changes take effect next billing cycle. If we ever adjust pricing, existing customers keep their current rate for 12 months.
